Case Studies
Heller designs, builds, and manages every property in its portfolio, so when a tenant has a complex operational need, the solution comes from the same team that owns the building. These are two examples of how that hands-on approach turns a building into a competitive advantage.
20 Sigle Lane
Dayton, New Jersey
The building’s design allowed the prospective tenant, which was relocating to the subject property from an older building with an irregular footprint, lower ceiling height and less efficient column spacing, to economically enhance its business.
Heller allowed the tenant to maximize the building’s efficiency as a “cross-dock” operation by working with the municipality to repurpose the existing fire lane into a “loop” road to accommodate the tenant’s vehicle flow requirements.
Heller further accelerated implementation of the tenant’s temperature control program by engineering the installation, providing additional building infrastructure, bringing in the required additional power, and managing the tenant’s construction.

41 Distribution Boulevard
Edison, New Jersey

Heller leveraged its relationship with the local rail provider to improve the existing rail spur serving this building, and several others, in Heller’s Edison, New Jersey, industrial park. This shift allowed the tenant to receive shipments via rail, which is a core component of its business.
As one of the few spurs in New Jersey capable of accommodating “F-Class” rail cars, Heller replaced the existing rail doors at the building with the larger doors required for F-Class service. Heller also reconfigured the existing truck courts to create more trailer parking.
We also provided the tenant with options to grow its footprint in the building.
